Staging is an investment, but we understand that budgets and time available are different for all our clients. Therefore, we offer a range of services and can do as little or as much as your like!

E-consultation:

Occupied property: £150 for 2 hours
Occupied property:  £250 for 2 hours with a written report
Vacant property: £350 for 2 hours with a written report including links to furniture suggestions

We will send the client a form to be filled out and request photos of each room prior to the property tour – which will give us some pertinent details on the property, its inhabitants and any special requirements for the job. Once we have received the form and pictures of the property – room by room – we arrange a mutually convenient time for a skype call.

We take a quick tour of the property, room by room, online via skype and offer advice and tips as we go along.

Depending on the client’s preference, we can provide verbal tips and advice only – or we can provide a written consultation – with recommendations for inside and out of the property, to enable the client to stage their home. This will include recommendations for inside and out to include painting, flooring, decluttering, re-arranging furniture and also small furniture purchases. We review the consultation with the client, to answer any questions and concerns.

Walk and talk consultation:

Occupied property: £200 for 2 hours 
Occupied property: £300 for 2 hours with a written report
Vacant property: £400 for 2 hours with a written report including links to furniture suggestions

Hands on Staging

Occupied Properties

Initial Visit – £75 

(Fee taken off final invoice if we are awarded project)
£250 – £300 for 1 bedroom property
£300 – £400 for 2 bedroom property
£400 – £500 for 3 bedroom property
£450 – £550 for 4 bedroom property
£150 for half day staging and de-cluttering

 

Vacant Staging: 

Initial Visit – £75 

(Fee taken off final invoice if we are awarded project. Prices are dependent on furniture required – including 3 months furniture rental. After that furniture and decorative items are billed monthly.)
£2,000 – £2,500 for 1 bedroom property
£2,750 – £3,500 for 2 bedroom property
£3,750 – £4,500 for 3 bedroom property
£4,000 – £5,500 for 4 bedroom property

 

We will send the client a form to be filled out prior to the property tour – which will give us some pertinent details on the property, its inhabitants and any special requirements for the job. 

We take a tour of the property with the client. We will take written notes and with your permission, photos of every room. Once we have returned to our office, we prepare a Staging Proposal, which we email to the client. We review the Proposal with the client, to answer any questions and concerns, and discuss possible delivery dates. 

Once we agree on the pricing and terms, we send the client the Staging Agreement and Schedule. 

On the arranged date, we will arrive at the property and Stage for sale or rental. This includes decluttering, re-arrangement of furniture and decorative items and installation of Designed to Sell’s furniture (large and small), artwork and decorative items. We stage vacant properties with tasteful furniture and décor, to show the potential buyers the space and possible lifestyle the property can offer.

Once the property has been sold, or rented, we will return to pick-up any of Designed to Sell’s furniture.

HMO Staging:

£350-£550 per room including furniture and decorative items for 3 month

Airbnb staging:

Feng Shui:

We start with a conversation to discuss what the client wants to achieve and what their requirements are and to gain some basic information about the client and their home. We then take a tour of the property, room by room either in person (ideally) or online via skype. We will then create a consultation report and drawings which will show the client the best possible layout and recommendations using the principles of Feng Shui to achieve balance and enhance the positive energy in their home to enrich their life.

Energy clearing:

We start with a conversation to take a brief history of the property and discuss why the client feels they need their home cleansed of negative or bad energy. We will explain why energy clearing is beneficial and how this can improve their home’s energy and in turn enrich and enhance their wellbeing. We will then need time and space without the client to begin to clear the energy in each room of the home.
